This 5.43-acre lot was legally sub-divided in 1986 and was originally part of a 19th. century Vermont farm. It is located just off Vermont Rte. 242 and approximately seven minutes from the Jay Peak ski area (to the east) and five minutes from the town of Montgomery Center (to the west). Jay peak ski area sold recently for approximately 80 million dollars and not only renowned having the best skiing in the northeast, but also has a 27-hole tournament golf course, a tournament sized indoor ice-skating rink, a huge indoor water park, mountain biking, and many other amenities such as hot tubs, rental units, restaurants, bars, and some shopping. There are some open sites that one can immediately use for a travel trailer or tent camping and the open areas are next to the brook. Removing some trees for the house site will open-up some great views to the south revealing Vermont northernmost mountains, which this lot lies within. If you google 80 Christmas Road, Montgomery Center Vermont you will find this land. Look at the overhead green google green map to the westerly junction of “Christmas Road and “Mountain Road.” Next find a cleared 4-acre area that has a small farm house and red barn next to the Mountain Road along with a pond in the back of the buildings. Just north and behind that open land and pond, lies the southern boundary of the 5.43-acre lot.
The lot has a deeded 50 foot wide Right of Way, several hundred feet long, accessing Vermont Rte. 242. Part of the Right of Way is improved and lies over a maintained private road. The remaining ROW is unimproved and is left to the discretion of the buyer as to how much to improve for his own private use.
