A RIVA certified, H&H Hoosic model built in Massachusetts in 2019 and relocated to Vermont in 2023 is being sold partially furnished, gently lived in, and freshly repainted. You know how it goes….we had big plans but it didn’t work out. This adorable little hideaway sites empty more than it should. Now it’s time to let this lovely tiny house be an amazing discovery for someone else. Perhaps you will live in it, or use it as a second home, or have a place your in-laws can stay when they visit, or rent it out as an AirBnB on your own land ...there are so many things you can do with this!
It is being sold without land. It is ready to be moved to your desired location via truck with a hitch. It is currently located in North Ferrisburgh, Vermont with easy access off Route 7.
Like its close friend, the humble RV, this tiny home has electrical and water hookup making the home capable of being off grid with solar conversion kits and grey water recycling. We had the grey water recycling into our landscape, helping to keep our newly planted trees watered during dry spells. There is a holding tank underneath so you could save the water and dump at appropriate facilities as well. You could also park in a tiny home community and hook up to their facilities for more social living experience. Outlet for grey water comes with an RV type outlet hose. Energy efficient and insulated for year round living. The base of the tiny home is a Granite State Trainer with hitch made in New Hampshire.
Full-sized shower and Nature’ Head composting toilet, small sink and cabinet, and a mirror with secret storage behind it round out the petite bathroom space. You could install additional shelving or be creative with wall hooks if you need storage. It would be very easy to install a flushing toilet if you intend to mount this home on a foundation (or so we are told). Hot water is supplied by an American Standard 12 gallon electric hot water heater located in a cabinet in the living space.
The kitchen has an electric 2-burner induction cooktop range built in countertop. (Note, while not included with the sale, we used a countertop air fryer and toaster oven combo unit for our baking and roasting needs). Storage space above and below the kitchen sink, and a cabinet above and below the stove, provides decent storage for food and supplies. A college-sized fridge with a small freezer is included in the sale.
The living space has an IKEA IVAR Murphy table cherry finished with white accents with two folding chairs included with the sale. Installed mini-blinds will help darken the room for movies or reading as this house gets plenty of sunlight. The small couch (included) is also from IKEA and is navy blue in color.
Amana through the wall AC with electric heat is installed (it’s a pass-through type model much like a motel would have). Update: new AC/heater recently installed!
Built in stairs, not a ladder, lead you to the lofted bedroom which includes a full-sized, low profile cherry bed frame and Purple mattress. Blackout curtains on installed curtain rods will provide enough darkness when you need to sleep. What a perfect place to enjoy the sunset view or awaken to the gentle breeze.
We have someone who can move it locally and inexpensively at buyer’s expense or you can come pick it up yourself with an appropriate towing vehicle. Height is 20 feet and may prove problematic for certain underpasses or covered bridges during transport throughout New England. Bought as-is, like all used vehicles, and no warranty. Title transfer upon payment - cash or check.
